I am not really a real estate finance guy - I am an equity research finance guy, but I was under the assumption 7% mortgage rate was average.

If so you could have your agent research how to file a complaint or suit to get an order to release the funds.

For a mobile homes, youll need to do the research, but I couldnt see someone renting a mobile home room for any more than 400/500 bucks per month. 

I'd research them before you buy.

I have been researching myself rent comps using Rentcast, Rentometer and Zillow. 

My husband and I are looking for ways to generate passive income, so we did done some research on a garage conversion ADU. 

It was those 2022 delivered  projects where I became an accidental landlord that led me to focus more attention on building to researched housing needs rather than simply replicating the inventory other's bring to the market and it's been a game changer for me and my business. 

That took quite a while to do when I first wrote it, to gather all that info and do the research. 

I'd suggest researching tenant law in California and the City of LA living in unpermitted units.
