I truly think as landlords we need to help each other bring forth an industry that’s respected like the credit card and finance industry where if someone does not pay for services rendered then they suffer the consequences.

We clearly do not know enough about your case to render such an advice.A couple of general observations:- based on your description, you do not yet have a good grasp of how taxes work with real estate.

@Jeff Chisum From what I heard from a lender, they are going to be getting much more expensive rendering them almost obsolete.

My wife has her business doing CAD for Kitchen&Bath remodeling and works with several designers doing interior and exterior renderings. 

Does this matter that the house was rendered to them without any issues and we are not in control how they operate AC and other systems? 

They understand there is a ZERO tolerance policy for any sort of sob story because regardless of how legit of an issue they could encounter that renders them unable to pay the rent, there will be no other choice but for me to handle it as a business transaction because their emergencies do not mean a crisis on my part.  

I feel like every week I'm seeing new renderings for large scale development In upper Port Richmond and Kensington.

You need to make sure fees are in line with services rendered and are fair and equitable.
