To protect yourself, you need a specialist.Just like you wouldn’t go to a cardiologist for a brain injury, you shouldn’t rely on a real estate lawyer for loan docs – unless this is their specialty.

Both those large projects aren't relying upon local jobs but city jobs.  

Smaller cities may rely too much on a single business or market segment.

and I will not just rely on 'the apps' - paying the title company as needed for a title report of course before proceeding with deals.

I have yet to use this but have friends who really like it and rely on the app.

For nearly 40 years the courts have been of the opinion that they should defer to a federal agency / regulator and rely on their interpretation of a law, if it is ambiguous or unclear.

Of course all of these determinations of both return and risk are subjective; I rely on my experience to be able to properly discern the data and clues available concerning not only a particular investment but the economic forces in general.  

We are in central PA as well and while A/C is a plus, most homes do not have it and rely on window units for the dog days of summer. 

I have decided to take a year to see if I can make this work, relying upon my savings in the meantime.
