- Does the place have popcorn ceilings (8th picture, there is some texture on the ceiling) - Your hardwoods look god awful, like they need to be refinished, plus wood paneling -- yuck. (13th picture) - Probably one of the most dated kitchens I've ever seen (14th picture) - What appears to be a leak of some kind in the kitchen, top right (15th picture) - Drop ceiling...yuck (16th picture) - No pictures of bathrooms, but I bet they're a disaster. So lets recap -- this place needs a ton of work.

I typically try to have a GC handle all of the major components of the rehab and will have a few separate contracts with Specialty Contractors for work the GC doesn't do (hardwood refinishing, carpeting, HVAC, etc.)For my General Contractor's contract I have a Master Template Document in Word or Google Docs that has all of my major categories and boiler plate Scope of Work notes.I then just delete the stuff I don't need on the project, and customize the project specific notes and give it to my General Contractor. For my Specialty Contractors I don't waste my time writing a separate contract, I generally just sign the Sub's bid proposal. In this scenario I'm really only needing to hassle with one major contract and maybe a few separate bid proposals, so it's not that cumbersome.Otherwise, DocuSign does have an integration with Google Drive which is probably the easiest way to get a digital signature.
