A sure sign of a dead beat customer is them NOT wanting to pay the deposit , it is a big red flag that they dont have the operating capitol . 

We have opted for a hybrid approach - LPs who want to pay for access can get an exclusive network, privately discuss operators, privately review and see other LP reviews of sponsors, and discuss "red flag" sponsors. 

 Hey, This is a unique situation, I purchased my second property in June 2024, a single-family home that used to be a duplex, and is still zoned as a duplex ( remains 2 addresses).

Certain areas may be rezoned, flood zones redrawn etc. and property values can go up or down depending on if the changes are favorable or not so the effect on pricing can be hyper-local.

That's a red flag that your new PM doesn't know what they are doing.

Zoning approval then a general contractor.It is not something I own or plan on doing  But there are small developments that pop up from time to time. 

All was smooth until the last one, which had red flags I continued to run through.
