There is automatic demand between the students and professors.

Checkout a website called Service Sold - it was started here by some TRI C professors here in Cleveland. 

You have to do the networking with the professors, get internships, and work with your peers to help to understand the coursework.

Friends, family, schoolmates, religious friends, frat brothers, sports buddies, people from your neighborhood, teachers, and anyone you do business with now, barber, preacher, car mechanic, professors, etc. 

And mind you, I'm a history professor at JSU not someone who knows anything about contracting. 

Did some more googling and saw Harvard Econ Professor Greg Mankiw support UBI and VAT.

I am a criminal justice/sociology professor, and from an ethical perspective( if it even means anything in a landlord/tenant context) it goes against my principals to reward  disproportionally (pay) deviance and crime.

Also many don't qualify income wise....so then you are looking at taking guarantees....and in the end, even if you have a guarantee if it is 3-4 students living together paying $2000/month and 3 of the 4 move out, how willing do you think the parents of #4 are to pay out the lease for the 3 that move out.I think I'd be looking for grad students, professors, university staff or other people working in the area....but everyone has a different model and many models can work.
