But you likely benefited from the same forces when you purchased your place...as even if it was vacant, the price was anchored by all the previous sales of fully rented units....BUT, for any multifamily, appraisers also value based on CAP rates which WILL reflect if places are selling for less because rents are low...versus an empty unit that will have a higher price because it will be based on the pro forma rent.

If there isn't a set space for each tenant's dog, make sure you require renters to have insurance-- dogs fight, and vet bills are very expensive, and they will be quick to involve the rich landlord and somehow try and make it your fault.Lastly.... how the dog acts is  99% reflective of  the owner, we have one duplex unit, she has 4 dogs, takes A+ care of them, walks them, lets them out.. 0 damage to the unit.. so it's really all about the owner!

@Chris Gordon You're going to get a wide variety of preferences because in the world of REI, most investors will invest via the Equity Placement route meaning they're buying cash flow with a break-even analysis reflecting when they will really start "Cash-flowing" on an investment.
