@Summer Rae when  you switched to TurboTenant, did you sign up for the maintenance service through Lula? 

The  last agreement which I didn’t sign was monthly payments.

Make a move in condition list signed by the tenant., take pictures of everything.

You just need to sign up & pay.

Have the tenant sign a Lease Amendment indicating that the tenant is responsible for the cost of installation of the charger, any maint and repairs, and also removal cost (if desired later by you or the HOA). 

First, both parties have to agree to terminating the contract and then they need to sign a termination agreement.

In my experience, being upfront about wholesaling and explaining that you’re looking to assign the contract has resulted in numerous signed agreements.

I'm not saying that it cannot be done, but man, you're signing up for a ride.
