For a low end rental, using vinyl floor, basic (read: cheap) materials and fixtures, and a lowere grade of workmanship/finish, you could have probably done it for 3-4k.

You may be in the right ballpark with $510K.Rental grade carpet, installed, in a 2100 ft. house is probably $3-4K.

I consider myself lucky that I got my college degree in high school teaching because that style of discipline and calling bluffs is what I seem to have to employ often with tenantsI think a degree in grade school or pre-school teaching would be more appropriate for dealing with tenants.Mike

We train, train, train and then train some more on how to always be better at the details than anyone else.We also hold ourselves accountable.We have secret shopper calls weekly where we are calling our rental teams and our property management teams to grade them on how we are treating potential residents and current residents in need.
