I do prefer this product to an FHA though as it will not have permanent PMI attatched to the loan like FHA does now.

From my numbers, the PMI was a deal breaker for an FHA loan - being a permanent PMI.

Thus far, our tenants are people separating from a long term relationship, leaving their parents' home for the first time, somebody here on temporary work assignment (which looks to maybe becoming permanent), somebody who just moved out here to take a new job and isn't sure of where they want to live permanently and somebody who is recently disabled, but is waiting for social assistance to come through and is living off of a 401k and needs to stay some place as inexpensive as possible to make her money stretch.

Thinking I'm going to refinance next month into more permanent financing and cash out -- wanting to borrow $100k, then everyone would get most of their capital back (around $10k or so) Any thoughts or advice?

However, since it's mobile, you can rent them out, and develop a Self-Storage Facility WITHOUT having to pay property Taxes - Because the units are mobile, not "permanent improvements"!
