@Cole Starin sometimes it makes sense to sell the WORST property in your portfolio.Another option is why do a LOC on the duplex, when you could just do a $100k cashout refi to pay off all your debt AND keep the property?

All the add-ons are a la carte so you can definitely get a lot of value based on what you need.One thing I personally don't like is that when tenants pay rent, they are charged $1 per transaction for ACH use.

At a high LTV your leverage will be magnified.If your cash flow really is break even (I have my doubts) then with the magnification resulting from leverage, you could produce a fairly good return (ROI from leveraged appreciation, equity pay down, tax benefits).Good luck

I’ve even priced several models from different manufactures and found what I think would be the perfect piece of land to where if I could get the funding my bigger plan was to divide about half the acreage into 8 or 9 parcels which would be enough to pay back the investors/loan and then take the other half of the acreage and place tiny homes around each on their own couple acres.
