Luckily I had a patient seller...If you are able to find a property that need less than $35k in repairs, the streamlined 203(k) is a good option and will have more lenders willing to work with you.

I realize this may be a quite rhetorical question, but after how many years (and houses) would you say you got to a reasonably comfortable level of satisfaction where you could afford a decent lifestyle with some money left over to invest in a few more properties.

These statues generally prohibit a lender’s deficiency judgment against a borrower (often in connection with a nonjudical foreclosure action) or limit a deficiency judgment to the difference between the debt and greater of the fair market value of the secured property (as determined to the satisfaction of the court) or the price paid at the foreclosure sale.
