Purchase price: $157,000 50 acre farm.

We have acquired properties in 2 counties for the sole purpose of developing un disturbed lands and retrofitting existing farm then leasing to cultivators.

Unfortunately our rural towns have been dying since the 50s/60s - which is sad as there are lots of cool and fascinating places - but it all happens slowly - first a large employer leaves, or maybe there's a farming crisis, tax revenue decreases, then folks with younger kids move away or the younger kids grow up then they immediately leave then never come back, then the schools start to die, then the schools close, then no one wants to live there, then the local hospitals or clinics lose fed or state funds then they close, their workers leave etc. 

Both cash flow well as furnished rentals on my farm.

The normal insurance companies you see every day on TV, such as State Farm, Allstate, and Progressive, don’t offer these policies though they will happily sell you a homeowner’s policy if you ask.

The Ortega Farms area is definitely worth looking into for investing! 

One rental is also close to a mushroom farm that has a strong smell, but the farm is being relocated.

House hacking is out of the question as we are deeply rooted on a farm with a shop for my lawn maintenance business.
