Best to be conservative in your evaluation rather than optimistic.

I might just be an eternal optimist but I still see a bright future in the US and more opportunity than I know what to do with.

In the city I would look at Villa Heights, Biddleville, Plaza-Shamrock, Optimist Park, neighborhoods around Central and Eastway- Merry Oaks, Kilborne Park.

Besides, I think your expenses are too optimistically low.In my experience, a CAP of 9 is the minimum required to see stable CF.

@Drew Vukov  As far as the experience goes, it's really too early to tell if the venture will be profitable yet, though I'm optimistic.
