Any suggestions as to a process for "terminating" the lease or giving notice to vacate? 

I've noticed that oceanfront condos seem to be the only preferred option in the $400,000 to $500,000 price range. 

I noticed every time OneRent was finding somebody the fix something cost were 30-60% higher.

Do I have to request this maltreatment of the property to quit first before noticing to evict? 

However I will say i've noticed massive inaccuracies for non-disclosure states such as Texas & Indiana (Where we've picked up deals recently).

When you believe someone is going to cause problems, it's best to flood them with evidence and put them on notice that you are prepared to defend yourself.

Alternatively, and again this may not be worth the effort, in all Sub docs, there is likely a formal notice address.  

I responded with a legal notice saying that I cannot be left vulnerable for legal reasons to someone doing structural repairs on my home, because in the event they are hurt, I can be sued.

I mentioned this to the tenant and gave him notice of the higher rent. 

Our properties are a strong mix of appreciation, rent growth and cashflow positive in year 1.Going on 6 years I have never had to even give any late notices, etc. for my northside chicago rentals, it's multiple applicants 700+ scores when list the units online.
