Pros: Diverse job market, low unemployment, great resilience during recessions, nice appreciation, 1% rule can be hit if you look hard enough, great economy, good schools, Midwest nice.Cons: Extreme weather at times (hot/humid summers, tornadoes/hail, brutal cold in Jan/Feb), high insurance premiums, property taxes also really high.

We do nice kitchens and stainless appliances, have cleaning service, pest control, landscaping and address any maintenance issues immediately.

If you renovate for a flip and then decide to BRRRR you will likely get less than you expect because the finishes will be too nice for a rental (depending on the neighborhood, it could work where you are in that price point).

There are some exceptions in each market where the neighborhood is really nice and there are a huge variety of finishes / price points but I still would want to be with the comps of whatever price point I am shooting for.

@Tyler Bushey nice try, those of us with oil are often a mile or miles from natural gas and propane is $$$ and even if you had gas if you have one boiler it doesn't solve the problem.

Keep in mind the brokerage that just offers low desk fees and a nice office doesn't have a direct correlation to the training you will receive and value you will get for the cap you are paying.
