I'm glad to hear you've got an interest in providing AH, but have you researched any S8 properties in your market or walked the neighborhoods where those properties are located?

I flip rentals as a primary and do it in pretty high volume & use any spare revenue not reinvested in this business to buy very high yield stable MFR in working class neighborhoods.

Some of the applicants have been from 100 to 200 miles away and thing the units are in their neighborhood.

It is a very block by block city depending on the neighborhood.  

I’ve personally house hacked in the Irving park neighborhood in Chicago with a multifamily so not completely relatable experience to what you’re looking to do but hopefully can provide a few insights.If you go with the suburbs in a SFH, you could rent by the room and presumably increase cash flow.

*Neighborhood drive bys could get you shot.

I now exclusively invest internationally so I was never interesting uninteresting neighborhood stories.

As a good starting point, I suggest getting information on a few different neighborhoods and setting some goals.

That means no HOA neighborhoods, which rule out many places.  3bedroom might make it tough to work, unless you're sleeping in the laundry or garage and renting full 3bedrooms.
