I can't comment on deeds in PA, but in Texas, quit claims are not recognized by Texas title companies so a special warranty deed would be the way to go in our neck of the woods.

Are you guys saying that in your neck of the woods, there is "property tax" on the Mobil home itself, Not the lot that it sits on, that gets foreclosed on for property taxes????
