This is contradictory from what I see locally and what I have been told by multiple national lenders. 

Central location of everything for you, not having to keep track of things in multiple places.

If I have a specific area I'm looking in I would call multiple agents to ask about the area.I also reach out to communities like this and ask for others' input as well as recommendations for a good crew- handyman, plumbing, etc.Visiting in person sometime in the beginning would be ideal so the neighbors can know you and help give you info when you're gone.And it may just be me but I like to partner with locals

Once you have multiple crews going at once, labor costs can get out of hand very easily.

Unless you are running multiple business operations (like a PM business, sales, contracting) the need for a master LLC typically only creates havoc for you. 

They have stepped in to cover repairs for me, pressured mngt to do the same, introduced me to other PM teams that would perform better, shared multiple resources with me to assist with the sale of the properties and have spent ample time helping me strategize overall about what to do with these properties.

Multiple tenants cannot pay, tons of bugs on the backend, User Interface doesn't load 30% of the time, the support team is based in the Philippines and they have no idea what they are doing just copying and pasting scripts. 

@Jared Smith SD, DC and Norfolk are among the areas where you can get multiple tours in the same geographical area and not have to move. 

I just add the spreadsheet we use as a sample to see if this makes sense....Would love to hear your opinions on how much money are we making for everyone else, before we make 20kI would search out for another deal, reduce the rehab (get multiple quotes) or for example I am doing a flip right now we took out redoing all the windows which saves us about 8K...

I have had multiple roofers look at it, and they all recommended reroofing with architectural shingles which are supposed to be more wind resistant.
