We have all seen what happens when one gets caught-up in the hype.This is purely anecdotal, but I wonder if we could be seeing a return to the reckless investor mentality of the early 2000s...There is a house across from me that became an REO some time ago and sat on the market (I didn't make an offer because that would have been too close for comfort for me in terms of having tenants there).Finally I saw some people moving in there the other day.

There are really too many concepts to create an exhaustive list not knowing the details of your partners and you.In regards to obtaining financing, a bank will likely be a little reluctant since the company is new and it does not sound like any member has experience in this space just yet.

I feel like I am approaching real estate different from an investor who relies solely on rental cash flow.I am okay giving up some cash flow because I am more interested in mortgage pay-down/tax benefits/appreciation.Am I mentally approaching this wrong?
