Once we build the relationship everything is just flowing.It'll work, but in California it may be harder because you got to factor above average appreciation so your spread between with lower downpayments/higher DTI and A to B, then again A to D may be really hard. 

Personally, I like that it’s a bit more spread out and the views from the pool areas are very nice.

@Michelle Borg I moved to the Philly suburbs in 2016 in order to develop my investment portfolio and have since spread out to multiple states.

Real estate is a pretty efficiently priced asset class...the only reason that a seller would sell below ARV with enough of a spread for you to be in it for 75% of said ARV would be if it's a disaster and they have no other options.

Seems that you would need an additional living space like a TV-free "living room" (something I had in the midwest growing up, but aint nobody got space or $$$ for that in California) or a finished basement (another non-existent luxury where I live) if you want an additional living space to spread people out. 

Throw in costs for setting up entity and other stuff and call it an even $20k.These loans were not easy to manage but I wanted to spread my risk across four assets.

After following them on social media for 1 month I decided to invest in their course and it has been life changing.

Then pursue a refinance to pull out your renovation costs, or sell when the market allows a larger spread between costs and selling price.The key is finding the right markets and deals that make economic sense for your flipping model.

The fantastic looking cash flow on your spread sheet is not real.
