Once we build the relationship everything is just flowing.It'll work, but in California it may be harder because you got to factor above average appreciation so your spread between with lower downpayments/higher DTI and A to B, then again A to D may be really hard.

Real estate is a pretty efficiently priced asset class...the only reason that a seller would sell below ARV with enough of a spread for you to be in it for 75% of said ARV would be if it's a disaster and they have no other options.

Seems that you would need an additional living space like a TV-free "living room" (something I had in the midwest growing up, but aint nobody got space or $$$ for that in California) or a finished basement (another non-existent luxury where I live) if you want an additional living space to spread people out.
