Must haves - web based, so it can be accessed anywhere. 

I use the three that I see most often on this forum: Rentometer.com, Craigs List, and real estate web sites like Zillow.

I “read” (audiobook) Brandon’s book on managing rental properties and he refers to a web page for the many forms and lists for his processes.

Virginia only requires you fill out a single page web form with name, address, phone, etc., then you pay via CC on the next page and it gives you your Articles of Organization.
