Most duplex properties are not in HOAs and usually in a renters street; lawns don't necessarily look great.  

I'm doing this exact thing right now- I've been pleasantly surprised by how many people in my network have resources, cash and interest in something like this. 

The idea is to not "wake sleeping dogs" and while at the same time not having issue on my next purchase.
