Hi Tim,I would start by checking with state to make sure that company is legitimate and in good standing.

I switched to them after a couple claims from one tenant about the rent check getting lost in the mail (one time it probably legitimately was).  

Many people on here will swear up and down that is is acceptable. ...but really the only one who give you a legitimate answer is the real estate commission overseeing the jurisdiction where it is.

We state Debits for Unpaid Rent, Unpaid Utilities, Unpaid Fees, Missing Items, Damages, Extra Cleaning, Extra Trash Removal, Other.We charge for everything we can, if it is legitimate and reasonable to do so.

Consumer complaints here are from legitimate people unlike many of the other anonymously posted sites out there.

I run a legitimate business and employ high quality guys that want to be paid fairly for their skills.  

I'd be afraid somebody would get hurt, either legitimately or not and you'd be on the hook for the medical bills.
