I had a window guy I USE to trust..he burned me on my last job and I'm glad that happened to me because I probably would of recommended him to you before that happened. 

Between work, my house, fixing up the rental property, family, and other priorities, I tend to burn the candle at both ends.

I went to go look at a flip once in a "transitioning" neighborhood.... didn't take long for a crazy guy to come approach my realtor and explain in great length and detail how he'd burn the building down if we bought it.

My buddy had 8 units locally but got burned out because he tried to do everything himself from the management to repairs.

It's 2 story. 1 side (1 unit) is burned and the other isn't (some water damage where fire dept hacked through wall). 

Much of the cost of renovating the unit will be borne by me, and a fair amount will be now covered by insurance; the carpets have burn marks, the walls have got large brown areas, doors have been kicked in, there will be lost rent due to re-hab.

Sure, they tell you to "build your team" but they never mention that you're going to have to go through the experience of getting burned quite a few times in order to build your team.

I have thought seen some nasty forest fires started by laymen trying to burn wasp nests from their eves.
