If weed is illegal in your state, call the cops every time, issue a written warning, demand a short-notice inspection, etc.

@Marcus Auerbach the issue and objection is Federal overreach. 

But if your property is in good shape and you have reserves for unexpected issues it might be fine.

You may have to sell the whole property to access the funds in the IRA or 401k when you retire and for required minimum distributions. 

The seller is not very tech savvy and is going through some life issues so he isn't being very helpful in this.

I have already had the pleasure of speaking with a few of you from Atlantic Canada here on bigger pockets. perhaps we can use this thread or create one to help with current issues problems or solutions to issues and challenges we face thoughts? 

If you are a control person, this can be a challenge but I have learned to let go over day to day issues that come up that I would do differently.Handypersons are a tough one.

I've also heard it can be a good thing to have some debt against a property because if any issues arise legally, the bank will be the first line of defense.
