I also find that depending on the tenant, my one Airbnb property has less wear and tear because it's constantly cleaned and maintained versus my other rentals where the families living there settle in and accumulate stuff - which makes it hard to deep clean regularly (to my liking) as well as just the constant daily wear and tear from kids etc. 

This usually involves putting down 20% down payment on 150K-170K houses.

Even someone like Brandon Turner is less and less involved in his syndications, so there's an increased risk that his syndications will not be run with his original values in place.

There is a lot of risk involved with that and it could turn out to be a problem with the wrong people in place. 

If your potential renter is not clean and can't maintain the common areas well they are not a good fit for co-living.

The vast majority of lawsuits against landlords involve wrongful eviction, security deposit disputes, and Fair Housing Violations.

This person will most likely always pay on time and their is a higher likelihood they are clean which will mean in the end of their lease you can lease it to the next person while theyvare there and the deposit will cover the small charges. 

Like the push to get tiny houses accepted and zoning changed,   a "cleanly well run rooming house" business model has yet to get much muninicipal acceptance tracktion.  

But, understand the cost involved.
