If you put it out there asking for a 3-5 year lease with a small business or startup in your mind, but H&R Block or Supercuts comes along asking for a 10 year NNN (& it's corporate) and agrees to the rent amount you requested, there's no reason not to entertain that, you got better than what you were expecting (there's a reason NNN properties, or ones with a few NNN tenants sprinkled in that are national chains, often sell for lower cap rates), it's not like taxes or hair cuts are going obsolete any time soon.

Of course you can be passive and buy performing stuff and get nice returns but when people are having courses that show you how to make a few hundred grand a year in notes people get all excited and rush to the well only to realize it’s dry and you need to work to fill it.

This still makes me uncomfortable because the apartment will have stuff from Tenant B inside before Tenant B's lease starts, but with Tenant A's lease going until the end of the month (and them having paid for it), I'm not sure what to do about it.
