It's the agents starting out that have a bunch of free time getting started and can try hair brained or hard to pull off ideas and see if the miracle happens.

Plumbing issues (upon further inspection... caused by hair extensions and 'do rags flushed down the toilet).A busted clothes dryer (I swear they tried to dry a stack of bricks in there).Anyway... needless to say, that particular property has been a money loser for us.We're now on our 3rd tenant and hopefully, it'll be drama free and we can start going cash flow positive.If we can right the ship, it'll be paid off in about 4-5 years and then we should see some great cash flow (fingers crossed).So what does this have to do with you?

Animal hair, spills, smoking, body odors, cooking odors and general foot traffic.

We send notices to our tenants every few months and we always mention things that we don't like i.e. putting the trash outside apartments, putting chewing gum on sidewalks and balconies, keeping the laundry room and here is the one that raises the hair on the back of my neck.

Not that it can't be done, but that road to success is steep.At this point, I feel like we're splitting hairs.

Make sure you are clean cut/have facial hair trimmed & looking nice, clipped fingernails, and shoes that look nice. 

Site plan review (even tho the footprint of the home isn't being change) town zoning board and planning board meetings like crazy, the town being afraid that instead of long term housing we will air b&b it, and so on.Negatives:- Will probably be about 30k in the hole when we refi-put an excessive amount of sweat equity into the project-the stress had me pulling my hair out for months-spent a lot more money than expected-taking longer than expectedPositives:-My fiance can now recite all town codes, laws, and zoning regulations off the top of her head-I grew my skills as a contractor/ investor-We made a lot of great connections with people that work with and for the town-created and actually changed some rules and codes in our town to changing existing housing stock and density of the homes to create more affordable housing- Established ourselves in the community as people that are trying to help the community and provide nice homes for people to live- And the biggest of them all I think is we connected with other local inverters!

Definitely one of those situations that makes you want to pull your hair out.

I've got long hair and I'm covered in tattoos so when I'm in this situation it's never an issue because no one would expect a guy that looks like me to be the one buying the property.

While it's typically mom and pops and not nationals, which are preferable, people always want to get their nails and hair done somewhere.
