Understanding market conditions is key, and getting to know the little things that have huge value influences, now if you have a cookie cutter home with plenty of sales it pretty easy, but if its an oddball with little market activity, it can be kind of a crap shoot, go with your gut and be conservative on the numbers, its way better to be off on the low side than way over valuing. good luck!

Deal or no deal Its a property in myrtle beach arv is around 145K they want 90k but negotiable it was flooded in the storm they completely gutted it and sprayed all thats left is to rebuild 2 beds 2 baths it's an A or B neighborhood gated community the seller says they want an honest offer but doesn't want to be robbed.

Hello all, I have a certificate on a house that was in the process of renovation and as such is gutted.
