I do not know how to come at the owner with interest in buying said property, would like advice on what is a good direct letter to send to them to show interest,clearly they have not kept the property up at all due to high grass etc.. any advice would be helpful OH by the way I’m broke!!

Fed law honors the terms of a judge issued divorce decree and that would  allow them to distribute assets between them  without a 1031.

There’s always “greener grass” or a “new shiny thing” but I’d imagine the best strategy for you is to buy one yourself.

Plus Northerners are getting fed up with the cold Winters and shoveling snow.

The feds are worrying about inflation some are predicting next recession.

The Feds still recognize my rental as a Zone X so the policy will be less expensive this year (prior to the Feds reflecting the change).  

So when you combine lack of inventory, 1/3 of the houses not selling and the Fed talking about raising rates, it leaves me scratching my head how the Fed is going to raise rates without crashing housing.
