If there aren't any massive physical problems with the property, it appears you can grow income and equity.You might be able to buy this with little cash out of pocket if the seller owns it free and clear and was willing to finance nearly all of it.

Seeing it was only elec as well that is strange. $295 in the winter if the heat is running the blower motor(s) all day could be justified for a larger 6-unit building but I'd have to see the historical elec charges to know.

We've utilized the VA loan for our current home, and this strategy has worked well so far.
