Forbearance will freeze the market for 6 months and after the summer we will see it come like a wave let’s remember forbearance will require a ballon payment of the missed payment. 

I also think you need to make the outside more appealing with some flowers (now that it stopped freezing).

Freezing: obvious one for sure. 

:)But if you're determined to freeze in the winter, then both @Nicholas Aiola and @Basit Siddiqi are excellent candidates.

Doing foreclosures and flips for years, we were always in shuttered up bank homes that were at one point a really nice property,  problem is, bank doesnt pay for power so they are unconditioned air space making them boiling hot during the summer and freezing cold in winter. 

On a personal level, I would immediately freeze my credit at the 3 different agencies.

If the vents have low airflow and all the intakes are clear, that indicates either a filter issue or the AC coil is freezing.

If we continue to see eviction freezes then the collections numbers will keep trending downward
