Personally I'd consider avoiding the LLC in CA due to the minimum $800 franchise tax.

Each property you buy will be its own small business a bit like its own franchise location. 

Two apartments up on annual lease and 1 pizza franchise downstairs on a 5 year NNN lease. 5 year old property.

No desk fees, no franchise fees, etc.

Hi @Jordan BowleyAs @David Bell said you will most likely find it difficult to find any national/large franchise/broker who will let you do property management in their sales space.

They are a franchise and there’s one in my area (State College, PA).

@Otto KinnYes, This has been done in the past, it's call the United States Post Office :)Seriously, this has been done by franchises such as kinkos .

The second thought was buying franchise in a small business such as an industrial supply company that he is already familiar with.
