A broker's responsibility is to provide the terms of your offer to the seller.As far as a discount on pricing for going hard day 1, no inspection, ect...it may vary deal by deal, however there are a ton of variables that need to be considered.

For example, there's a website for the Albuquerque area where you put in your zip code and value and it will give you prop tax.Insurance - Consult REA or local (must be LOCAL) insurance agent for going rates.I also list on my spreadsheet whatever expenses the MLS listing (or other sources of Intell) tells me seller pays (if provided) - utilities, garbage, etc.
