In either case use the contract to create some built in relief - a longer than usual closing period or due diligence period, or finance contingency.

With your first investment, you want to try and minimize risk as much as possible.

My girlfriend and I are looking to get into Multifamily real estate investing and have also looked into the possibility of house hacking, although a good affordable property seems to be tough but not impossible in this area.

The sweet spot for us is sub 400k and we are looking mostly in NH, central MA and possibly RI for deals.  

Also, you didnt mention any financing costs, was this built with cash or do you roll that into your cost of construction?
