To your point, someone may be experienced in deal sourcing, underwriting, and management, but lack the charisma or extensive network to raise multiple millions at once.

Found a lender that worked around some pretty big implications, helped manage their entity, switched lenders for them when an implication came up, took flack from realtors, got extensions, and then when we got them to closing they asked why we had a fee… Its interesting that we talk about the Core 4 and building a team, but the folks that I see who do the best understand that to sustain the C4 that it needs to be worth everyone’s time. 

Minor cosmetic updates might be doable while the tenant is present, while extensive renovations are better suited for an empty property. 

If you do not have a good CPA and attorney that have extensive experience in real estate I would get them.

If you do not have a good CPA with extensive real estate investing experience I would find one and get their advice given your particular situation.

I'd be hesitant to take this on given the numbers you're talking about, lack of relationships with local contractors and the extensive nature of what needs to be done and what you want to do to add value.

Bank won't release funds, bank doesn't release draws timely, extension need more equity, more reserves, etc.  5 years ago it might have been easier, but maybe not easy, just easier. 

It was an expensive and extensive remodel project but it worked out great because of the AMAZING purchase price!
