The financing took a bit longer than usual so the wholesaler agreed to extend the contract so I signed an extension with him last week.

I never though I would come across a deal like this but with an open mind I  and realized being a landlord can extend to almost any type property.

Commercial lenders typically extend terms up to 20 years not 30years.  

Alright, now it's going to get a little messy, I'll do my best.A homeowner on the street adjacent to ours is splitting his land and going to sell an acre off the back, but in order to do that he had to extend our road and build a cul-de-sac so there is enough road frontage to split the land.  

If nothing else, they might be willing to extend your current terms (if that's an issue) until you get the refi figured out.

Essentially he is over extended and has everything with the property on auto pilot with the property.

But you never know, you might find a great deal, and even if you broke even you would learn alot and be that much more confident on deal #2 to extend yourself a little further.
