When it comes to real estate deals, US Real estate is what I find interesting the most esp when it comes to flipping or rehabbing, am not so familiar with Canada if they have this too as I am just exposed into residential house selling.

A conglomerate that buys 10,000 units at a time can afford to make $50/month/door because of the multiplier effect, but becomes that much more exposed if there is any kind of generalized downturn. 

I have a tenant in my SFH whom I saw using a propane grill in the garage of my property in Sarasota, FL.

TICs grant the title needed to market the property as a bonafide owner.Real estate agent on much less exposed to claims of net listings or agency relationships being in title with a TIC.Without being on title, it is hard to get permits and hire a contractor.

We realize that either you need to get the property under contract for way less that market value which is not in our client's best interest, or you have to find that buyer that is willing to pay more than any other buyer that it has been exposed to thru the MLS, to cover your market price offer plus your fee.......not likely to happen.

Also, if it is not too expensive, one entity can be exposed to lawsuit but another entity to hold the asset.
