At your age you have both the time and energy.

Unfortunately some landlords don’t consult with us first before putting leases in place in setting up a long range Energy Managent plan in coordination with the leases they sign.

They just walk away and you've wasted time and energy on an unenforceable contract.The quality of the contract is huge, same reason why cash offers are stronger than financing.

The old "octopus" style systems are all garbage, and they have a ton of windows, so energy efficient they are not.

I have 4 deals under my belt (with a varying range of success) and have learned lessons from each.I’ve spent the last few years building my family and career and would now like to devote my energy into something that can finance my lifestyle without having to continue working for The Man.  

I love the energy and passion you had to drive you to your first success! 

If you are upgrading the kitchen appliances and are not able to increase rent or make the home more desirable, then it would be best to save the time and energy to focus on the next project.
