I have never encountered the negative situations you described.  

I'm just trying to help provide for my family and notes "fit" the circumstances of my life as it is right now.Dion and Scott have given me the rest of the nuts and bolts to try and determine a way forward that (hopefully) excludes any close encounters of the worst kind with the FBI, the SEC, the CFPB, the FDIC, the DOJ, DHS (they are into EVERYTHING) and ALL their friends in acronym hell.

Now I though that was the worst thing I had to encounter with B2R now I go to sell my property I found out they stuck a 20% prepayment penalty in my loan docs.

Good point @Charles Worth.Guess I was thinking about the 5 years and additional points etc.His rentals are SFR so think he will have sticker shock when going the commercial route plus needing an LLC.

I know bad tenants aren't limited to just low income properties but you may encounter more.
