That was also, more or less, a conscious decision by me. 

I feel a little self conscious posting such a long post, but hopefully it helps some of you.  

My wife and I have found the key to our success as we got started was to live far below our means - not top ramen - but very conscious of spending and saving to reach our goals.

We also are very profit conscious with up charges for pets, renting washer/driers, renting detached garages in some cases, etc...

If you're an owner looking for "cash flow" maybe you consciously defer some maintenance.

If you did not put these tenants in place and you have just recently inherited a nightmare, then tell the owner the problem and tell him that if he will not act then you cannot in good conscious manage his problem.

Knowledge is not always called upon consciously--you don't have to remember every detail of the day you learned a new word to retain its meaning.
