If you have access to private money, my suggestion would be to partner with someone who already has some experience, and who can do more of the legwork while you're at work.As far as a license, I think under your constraints, that's pretty much going to be a distraction for you.

That lender should provide you with a loan letter that tells potential seller's how long your loan closing will take on average and the maximum amount you qualified to borrow.One more thing you might want to consider before your start is to find an office location that is convenient and has few (if any) distractions.

Persist, don't give up and don't be distracted by other shiny objects along your path to success.Although a little bit riskier in nature, it may be worth considering an aspect of real estate investing that very few people partake in.
