This guy checked all the boxes: good job of 6 years with income over 3x the monthly rent, good credit, barely any debt, no criminal history, no judgements, no evictions, paid first/last/security with no issues, got renters insurance, pays on time each month automatically through Cozy, etc.

I believe Cozy allows CC payments and the tenant pays the fee, maybe worth a look?
