Terminate the lease, clean the place up, and find a new renter. 

Since you're in Florida and the laws are much more fair, I'd be willing to take a chance if his background/credit check came in clean. 

This is how its done.As a rental rehabber (for my own portfolio) I just need; a decent handyman who can do simple electtrical fixtures, plumbing fixtures, fix leaks etc, an HVAC if I plan on replacing the system, a roofer if I need a roof (rarely), a painter, and a lawn guy to clean up the lawn.   

The street is new, so as it fills out and cleans up and blossoms our equity should go up quickly.

Heating costs go up in winter, as does electricity due to the reduced natural light and more people indoors.

The lot is overgrown at the moment so clean it up and then start with two buildings on one end (30'x300') and covered parking on the other side.

If they won't clean it up, talk to the City and see if they have any tools that may help.

Do you look for an acre with city water and electricity and build on that or do you put in your own?  

The home was a big interior and exterior clean up with minor construction.

Now that I'm a more experienced designer in real estate, I would love to customize my kitchen more with different materials, unique tile, and more unique pulls/knobs but having a large, clean kitchen was extremely appealing to me as a first-time buyer 4 years ago.
