My tenant has a young adult child that was on the lease as a minor.

We don't want to field zillions of after hours emergency calls for locked out roommates and their parents in the middle of the night, when there's nothing we can do save for drilling a lock or breaking a door (which would then need to be secured).

Another one suggeste was USAA my father was a veteran but abandon my mother when I was young child and I don't have proof that he served in the Army. 

Mcdonald's hits their franchisees with tons of fees and has garnered it's easier to offer support and collect than to manage tons of employees store to store.There are a few parent corporate owned stores but not many.Mcdonald's doesn't pay very much rent most of them sell for 2 million or so.

I have so many options, rent a place for a few months until I find a new primary, stay with friends or parents for a bit, hell I could even live in one of my flips since that’s my main source of cash and always have one going on. 

I just recently moved back home to NJ for work and decided to move back in with my parents (not fun but ironically closer to where my job got transferred rather than getting a place) so I am saving a ton more money that will hopefully enable me to make my first deal this year.

I could use both my parents as guarantors and the total of us combined would be enough.

With aging parents I’ve been looking at SC as a STR location until they are ready to fully make the move south.
