Apt is on ground level (first floor) with ceramic tile floors throughout.Current lease has no pets and no water-bearing furniture clause.

Naturally the issue with ceramic/porcelain is if you chip or break it is the cost to repair.

My contractor suggested that i put ceramic heated tiles which I will on the ground level but the upstairs I want a more rustic look as the area is populated by artist.
