I can’t stress enough how important it is to stay focused and avoid some of these common pitfalls early on.Quick thoughts:Find the right Realtor – Make sure they’ve got some skin in the game with househacking or investment experience.Budget = Game Plan – That pre-approval is your marching orders.

We did just get a fusball table, so that will be added and we were debating turning garage into more of game room with ping pong table.  

Problem is theres slim to none investors that are going to allow you to get into a property with zero skin in the game. 

Unfortunately, it's a numbers game.

Before trying out for a pro team, ensure you enjoy playing the game, understand the rules, and have some talent for it.

I've personally been burnt badly on the no permit game so we are singing in the same choir! 

You're already ahead of the game by educating yourself, so keep that momentum going.

If the answer is NO - DON'T INVEST THEREFrom my experience and speaking with investors who have been in the game for a long time - their success comes down to: buying solid assests in solid areas, holding onto them for a good amount of time, taking care of them, and finding tenants who take care of their assets.
