I could have cut that distance by more than half if I wanted to rent but I wanted to own, so I paid for it through time.

However, be careful of taking on too much debt.  

I don't care much about soap and shampoo, but quality TP is something they will definitely notice.

Just make sure to read the management agreement carefully, the monthly % isn't the only cost to consider!

We are still looking to sell, but we want to make sure the tenant is taken care of first.

Tenant may have forgotten to cut it before a vacation. 

Like right now funding land flippers in rural CO.. and that is a spectacular  market for us.. have not gone vertical. then you can go to private money like Builders Capital  Peers of mine in the industry dont care for them.

These areas tend to attract more reliable, long-term tenants who are usually more financially stable and take better care of the property.

For a large landlord, they can charge top dollar rent and evict quickly without caring about what's going on with tenants. 

I would be cutting it pretty close.
