If you can't, not only cam your seller hammer you but your buyer can clean your clock too.These are not risk free transactions, your buyer or tenant can fail to pay too, if you operate on a shoestring, you're really at risk.

Think I would get one of those hidden nanny cams and stack all the chairs in one spot.

Leases are longer, more complex, CAM becomes a thing in your life, etc, etc. 

If your tenants for example one is a pizza place and there are 15 in the 2 mile radius than tough to succeed etc.Regardless if tenant leases are NNN mom and pop operators likely have any extra money above base rent and estimate regular cam payments.

These type of units have been leasing up in 30-60 days in our industrial park over the past 3 months @ 12 psf plus cam. 

You can also negotiate CAM increases as well to make sure the owner of the building does not do massive increases during the life of the lease..

Its delivered  to the job site  as a flat pack and bolted  together with inserts and cam locks.In my mind in an ideal world  all the furniture would be so designed and integrated with the construction documents.  

Also, some owners think dumping all expenses into CAM is the solution.

Anyone know if CAM - Common Area Maintenance fees are included as gross income for purposes of calculating property management fees.
